We've got a 2 bed farm cottage coming up for rent around 4 miles from St Andrews, near the village of Boarhills.
It's got 2 bedrooms, but the 2nd bedroom is more of a study/dressing room/ guest bedroom, so would really suit a single person/couple.
There's an open fire in the living room and is fully furnished in this room with a table and 2 chairs, sofa, single chair, bookcase and new TV. Any tenant must have experience of using an open fire and its maintenance/vigilance with using fire guard (provided).
The kitchen has all integrated appliances, including a dishwasher and a large fridge/freezer. Electric oven/induction hob.
The bathroom has a bath only with a shower head. The hot water system pressure is very good and a bath can be filled in a matter of minutes.
The main bedroom is of ample size, but not huge, so fits a double bed and small wardrobe. The wardrobe is provided, but the bed is not.
The second guest room has a small double bed in it and nothing else. This bed could be used in the main bedroom, but it's a small double so a tight squeeze for two!
There's a very well stocked private garden which has been nurtured by the previous tenant, so it's imperative any new tenant is a keen gardener and will keep the grass cut and borders free of weeds, or hire a gardener to do this. There's a drying green beyond the garden, which is shared with the tenants in the adjoining cottage. They're a very quiet couple, so it's a peaceful spot. Beyond the gardens, there's access to a right of way which leads on the coastal path, so ideal for dog walking. One well behaved dog is welcome.
Plenty of parking and there's also an EV charger and garden shed for firewood. We also have a solar installation in the adjacent field, so this also helps with electricity bills. Heating is an electric boiler with a wet central heating system and a large hot water tank.
When replying, please give me a brief summary of you, your work/study status, rental history and whether you've experience with an open fire/gardening. We're proactive, friendly landlords keen to find a long term tenant for the property, but students also welcome. The cottage is on the A917 and the 95 bus can be flagged down at the door.
All council tax/utilities are the responsibility of the tenant. Band A for the council tax.
