Property Reference: . The "Impulse Engine Room" is a first floor double room (all bills included) with an en suite bathroom (16 metres square the two) The room overlooks the river Stour to the north north east as it flows directly toward the room's window. The room is in a shared house built 1805 of 440 square metres internal floor area set in peaceful and secluded grounds within-the-dale (with 160 metres of river frontage) beside the beautiful village of Long Melford. The "Commodore's Cabin" is a first floor double room with en suite bathroom (40 square metres the two). The property benefits from off street parking, gas central heating (the boiler is newish) and a fruitful apple and pear orchard. The £720 per month (+£50 per month for a couple) impulse engine room is on the first floor. The room floor, which is pine, was sanded, revarnished and better fixed down (£500) in June, when the main door was also re-affixed (£570) and two walls painted (£80). In July a new bed and mattress were purchased (£870) with the bed due to be installed on 27-Aug-24. Our next step for the room itself is to replace the curtain pole with something more 16th century. The en suite bathroom is being converted. So far half of the old tiles have been removed (£125), a new heated towel rail acquired and installed (£90), while the toilet has been temporarily removed (for repositioning), piping altered for the new handbasin and toilet position, the floor half exposed in preparation and the old radiator removed (£420). A first floor cold water pump was also replaced to improve cold water pressure (£455). In August The new bath (£1200) tap (£550) and tap control (£150) arrived 02-Aug-24 and 08-Aug-24. The old bath and vanity unit are due to be removed 19-Aug-24 and the new floor tiles already received (£464) are due to be laid from 22-August-24. An new aperture is due to be made 20th August between the bedroom and bathroom thus providing the bathing area with natural light (which hitherto it has lacked) . We expect the bathroom to be partially back in action 31-Aug-24 though the new vanity unit, hand basin, decoration, some detailed tiling work and a new fan will still be outstanding then. The renovated en suite will not have a shower instead it will only have a bath. The £970 per month (+£50 per month for a couple) rather splendid commodore's cabin is also on the first floor. The en suite bathroom has a bath not a shower. The bathroom is in the process of having new curtains made. Breaking the bills down (for your information) and amortising between a putative six inhabitants the council tax comes to £60 per month, the water bill £8 per month, the power bill circa £140 per month, £7 for the (optical fibre) internet and £35 for gardening, being £250 per lodger for all the bills. This breakdown is simply for comparison with landlords who charge bills separately. The rent does include all the bills. The property is peradventure shared with a forty something lady wine boutique manageress, a forty something website designing gentleman entrepreneur who performs gymnastics in the (waterless) swimming pool, a sixty something gentleman online games (Bull Run also known as Manassas Junction 1861 - advertising due to begin in September 2024), and hopefully, Time Machine inventor-landlord (M.A. Cantab), a fifty something Kiwi (Orthodox) Reverend Doctor software-engineer-priest-lawyer (who is actually resident in the Old Garage) but is often to be found, in the atrium, thrashing the landlord at a game of Korea, the forty something, cellist and music editor, a thirty something performer-casual worker of private means, a fifty something earth loving (!) care-worker-sage and, from time to time, particular friends of the aforementioned five (the landlord being, naturally, friendless!) without whom the collective would be incomplete. For your information board gamers (depending on the game, so not go, scrabble, monopoly, cludo or chess!) would not, by a significant minority of the inhabitants, be frowned on and nor would piano players, libertarians (very approved of), physicists in need of a transluminal-travel project, history graduates, singers or apostles of the free market. Degree holders are preferred (though almost in a minority). As for those who think the world is going to Hades in a hand basket, who are more worried about global warming and overpopulation than the coming ice age and underpopulation, who would wisely decline to lay down their life for private property rights being extended to the asteroid belt and Mars or who simply like to party they would be more than welcome to put their case to a sceptical audience (which might include a majority of sympathisers). The Room is offered to single persons or couples. As the property is also a home-office, under sevens, or others liable to make loud noises erratically, are frowned on (even if not quite forbidden).
