Artistic 2-bed with home work studio to let

Hi there, We have a beautiful 2-bed flat (58 Square Metres) to let at London Royal Docks. Closest station: West Silvertown on DLR (only 3/4 minutes by foot), and Custom House (Elizabeth Line) also walking distance. We used to work in the city, it only takes 18 minutes from West Silvertown to Bank Station. So very convenient if you need to commute every day. We let the flat out in 2021 so didn’t experience the Elizabeth Line, apparently it’s more convenient now :) This is our own flat and we have been living here for seven years since . The flat has been kept very clean, artistic, and very comfortable for a couple. We put lots of care and love into this flat. The master bedroom is big and has a built in wardrobe, as well as a bay window. It's very bright and the sunshine is great when it's a nice weather. We have changed to double layer window to keep the flat warm, also less noise from outside. We have been using the small bedroom as a home office since COVID broke out, and the double bedroom as our bedroom. But there is a sofa bed in the single bedroom, it's very comfortable too if unfolded into a double bed. Very useful when we have friends or family staying over. All the basic furnitures were left in the flat for the precious tenants, including basic cook wares, so yes, it was ready to move in. The flat is on the second floor of this chic Britannia village style building, there is no lift but we always enjoyed a bit of exercise everyday. This compound is very, very family friendly. You always feel safe walking around. One of the highlights is really the huge open water literally just downstairs. We often run around the dock, or just take a peaceful walk. There are lots of water sports facilities too if you are interested. Beautiful restaurants and bars (a few on the boats!) around the dock. Our favourite is the Thai restaurant and Oiler Bar on a boat. There are two gyms, we used to love going to the swimming pool and spa at Crown Plaza, just opposite our compound. The living room is very spacious and the balcony is situated inside. We have used the entrance space for a piano (but already moved now with us). The sofa can also be unfolded into a bed. We have a dinning table, easily sits four. During the day, we use this place as a work station too when we need to work from home. The kitchen is separate and fully equipped, easy to be kept away from the living room. We have just changed the flooring, new cook head, oven, washing machine. So it's very tidy and clean. Also has a bit of its own character. We have also got a new boiler 2019. The bathroom has been renovated, new bath, new tiles since 2019. It's not massive but very clean. We also have a garage, if you need to park. It's very safe. We have always kept a good relationship with our neighbours. Many of whom have lived here for many years too. Overall, it's a really nice two bedroom flat full of characters. We would love to find a couple or perhaps two close friends to share. If any interest, do drop us a line and arrange a viewing. ***Please kindly note: The current tenants obviously are moving out and doing a deep cleaning, please take the photos as reference. They were taken when we lived in the flat. But they do show how the flat can look when you moved in and personalise it your own way. We have repainted the walls so it’s very clean and bright. Cross rails, Elizabeth Line, is now open, you can use Custom House station, walking distance from our flat, to get to city centre very easily. We are looking for a couple ideally who can live long term in the flat. Minimum term 1 year with two month leaving notice required. Renting term starts from 30, May 2025. ***Other key information: EPC rating: C Council tax band: C £1900/m is for rent only; For other bills, it comes altogether at around £250/m for the two of us (in 2021) including water, electricity, council tax, super fast broadband (£35/m, and we don’t have TV licence so we use the Internet a lot); Of course, the final cost really depends on the individuals… The current tenants are moving out, flat is ready to view from 25 May 2025. The flat hasn’t been left vacant since 2021, and we had always selected carefully the couple who lived in the flat, so the flat always been looked after.
