1 room house of 87m² in City of Edinburgh

A lovely bright and airy single bedroom window open and blackout blinds.No wardrobe but hangers behind door and dressing gown & slippers. Ground floor and shared bathroom next to it.Hi and thank you for looking in, at our Homestays .We live in the West End / Dean area of Edinburgh,17 min walk (0.7 mile/1.13km) from the West End of Princess Street .I am native Swedish and my boys are trilingual speaking Swedish,English and both have had French since age 3, so understand but speak less well.I also speak Danish and French .We have a little female King Charles Cavalier how is 9years old and very lovable.We are a family who love to travel, experience new cultures, love the outdoors.I was an air hostess for 17 years with SAS and worked in fashion for 15 years .We are happy to welcome you in to our home.We can offer you a cosy, yet stylish little cabin -The GuestHouse ,in the back garden, neatly snuck in one corner for privacy surrounded by trees and flowers in spring/summer or a stylish small single bedroom in the main house for you to chose from.For Bedroom in the house scroll down please, as we start with the guesthouse.Some info is very different between them both .All my prices are incl cleaning and tourist taxes .Check in is after 4 pm- anytime in the Guesthouse (but after 10.30 pm you will do self check in and not access bathroom until next morning IF I have gone to bed.)Check in is between 4-9pm in the main house guest Bedroom(any arrival after 10pm will be denied and not refunded unless previously discussed)Check out is always strictly before 10am, 7 days a week The guesthouse This is a cosy small 6.5m2 sized cabin and is totally private from our main house and you come and go as you like as your own lockable entrance, through our garden down the patio. You will be walking on grass and several steps down to the guesthouse so keep this in mind. You will wake up to bird song and the occasional squirrel running on the roof, we have an owl that lives here and who also makes himself known ever so often .We ARE in the city, but you feel like you are in the country most guests say and I agree.There is a small double bed (120cm x 190 cm) ,with a medium to firm mattress and I use cotton bedlinen and wash w softener .It has roll down privacy curtains (and black-out blinds you can put up up should you need it).We offer full underfloor heating, wifi, micro, nespresso machine, kettle, small sandwich toaster and a mini fridge.The mini fridge fits a 200ml milk,1 yoghurt and butter that is about it.The size is made to fit 4 cans or coke. I offer various coffees and teas, a fruit, instant soup, instant oat porridge, biscuits, cake and home baking when you arrive as a wee welcome pack. If you run out of coffee pods, there is a Sainsbury not far from mine, but plenty instant coffee so you will not run dry.There is a hairdryer and amenities offered too in the main bathroom.You have double French door that opens up to my south facing garden with several seating areas both North facing and south facing, which you are welcome to enjoy .Square table outside my lounge though is my private area.Seeing we have neighbours and guests who sleep in the guest bedroom by the gate you walk through to get to the cabin, we ask that you close gates gently behind you and be respectful with reg to noice outside that bedroom window after 10pm and before 8am.The shower and toilet is in the main house and only accessible when I am home and awake, you have no key to this, but I have 440 feedbacks on another site saying this isn't an issue, as I always try to work around my guests as long as we communicate. I have several pair of crocs for guests to use when they walk up and down to the main house should you want to borrow.There is a portaloo for midnight emergencies though in the cabin itself.I empty it each time should you ever need to use it, just tell me -guests are not allowed to do this themselves.Guests are lovely, but the only guests welcome here are you, not your friends, nor friend of friends I am afraid, parties are never allowed.-BEDROOMin the houseYour single bedroom of ca 6m2 is lovely ,small and south facing, it has a medium to firm mattress and cotton bedlinen.There are hangers behind the door but no wardrobe, nor chest of drawers for guest items, as bedroom is small.It has a desk to work from and black out blinds .You can open the slim south facing window and get fresh air in when you sleep should you so wish summer time as perfectly safe.You have wifi and TV with Netflix and Freeview on it.There is a dressing gown and bed-socks/slippers for you to borrow should you so wish.Hair dryer and curling iron exists too and you do have a lock on your door should you wish to lock it.You will be providing with a key to my front door if you are staying in the main house.I ask you to be aware that the room do have our private possessions in them and the desk drawers are private.Your bedroom is right next to the main bathroom which you share with me and sometimes with guests staying in the guesthouse. I supply shampoo, conditioner/bodylotion and a few sanitary items .I do not offer breakfast as such but there will be coffees (French press and instant), an array of teas, home baking ,a fruit, biscuits/cake, instant oats, instant soup on offer when you arrive.There is a kettle in your room and a fresh refillable water bottle.No hot food to be eaten in the bedroom at anytime other than the porridge and soup I provide as smells and makes stains.Feel free to bring food back if a sunny day as you can eat it in the garden. No access to rest of house incl kitchen at anytime =DThere is ONLY on street parking after 5.30pm-8am next day and all weekend but only if there is space as a very small street.I have a red ladies city bike you can "buy" cash for £150 and I will buy back for £100 ,providing it has no punctures /missing bits/dents ,when you leave.This way I am not responsible for anything regarding it, but all your own responsibility.You need to bring your own helmet .There is a washing machine and I charge £6/wash and £6 for tumble drying or hanging it out to dry for you is £4, or you can hang it yourself and then only £6 for the wash. In price is included detergent & softner.Please respect I have neighbours and other guests ,so no drunken louts ,parties, loud music in the garden or similar behaviour, as this is my home ,will not be tolerated and you will be asked to leave, then and there ,without a refund.I do accept dogs as "guest" but at a one off charge of £50 no matter how long/short your stay. The dog though must be spayed, low energy, like other dogs and have its own bed as not allowed on my furniture and pre-booked and pre paid for. No food deliveries after 9pm as the delivery guys bang violently on my door and disturb other guests,me, dogs, kids, so not ok !!! Earlier check in isn ' T ever possible -However bags can be left in my front shed at your own risk, from 10am and then no need to knock on the door-just message me on WhatsApp.Or you can use Bom a luggage website where you can leave luggage insured all over town.GENERAL Please read house rules But for ease l am adding here too.No shoes indoor the main house please!!No smoking ,incl vaping Anywhere on my entire property ,ever , thank you !I would ask for 30% non refundable payment upon booking immediately and the remaining 70% no later than 8 weeks before your stay. Thus if you book and it is less than 8 weeks until your stay, full payment is required on the spot as I will only block it for 1 h on the other sites.Payment is to my bank account in £ sterling ,no cash upon arrival for the rooms.Pound Sterling is only currency accepted please .No booking is confirmed until payment has been received and I am listed on 2 other sites too thus might fill up quickly if last minute bookings.If the room is booked for one, then no sleep over guests are allowed, should this be the case I will ask you to leave immediately ,I will keep your payment in full, as you have broken the house rules .If I find out that you are smoking in my home or garden -same applies-you will be asked to leave immediately and no refund given.By booking with me you consent to my rules and regulations and will keep to my very simple house rules.I do not take any responsibility if you have an accident in my home, or on my property as a whole ,you enter my property at your own risk and by making a booking with me you acknowledge you have accepted these terms.I hope you can see through the seemingly harsh rules and see what is a lovely home and as a host l just need to safe guard myself from any misunderstandings before they happen. You will be living with my loved ones and in my most beloved home after all ,and as such you are very warm welcome Jessica x
