1 room flat of 78 m² in London

Hey guys! My flatmate Lizzie and I are moving into the flat upstairs, so we're looking for two people to take over the tenancy in our current flat and be our new neighbours! The flat is in an AMAZING location, 5 mins from Clapham North tube (Northern line) and Clapham High Street overground stop. Brixton high street and Clapham Common are also only a 10 min walk away, plus there's a bunch of bus stops nearby so you're able to get everywhere you need to be v quickly. The flat itself is really lovely and spacious; two bedrooms, both with double beds. The front of the house gets loads of light so it's a lovely space to chill during the day. The flat is fully furnished (although pls note a few of the items in the images are ours and will not come with the flat; feel free to ask which!). One bedroom is larger than the other so currently we split the rent £1,200 and £1,000. Bills are not included but come to around £150 a month incl. council tax (band C). The flat is managed directly by a landlord who's very responsive and helpful, but the assignment process for new tenants will be carried out by Foxtons. Since we'll be living above you if you take on the tenancy, we'd love to find some people who are nice and respectful neighbours :) The start date for the tenancy would be the 23rd of May, 2025, so we're looking for people who are happy to move fairly quickly to finalise everything. Deposit would need to be paid directly to us prior to the move in date so that Foxtons can change over the names on the deposit certificate can be changed.
