2 rooms flat of 82 m² in London

My flatmate and I are moving out of the flat (moving country) and need 2 people to take over the lease. The lease is until the end of July 2026. The flat is 2 bed, 2 bath (1 of which is ensuite), with a small balcony, a lift access, included secure underground private parking, kitchen / living room (with dishwasher + washing machine). The flat is technically unfurnished in the lease, however we have furnished the flat and are willing to include in the deal for a little extra, not much. The flat is 1 min walk from Borough station, 10 min walk from London Bridge - it's a great location. Really quiet, in a nice little courtyard. It's in Lapwing Court. The tenants must earn 30x the rent (estate agent's decision), and pass referencing. We'll pay all the fees associated with transferring the lease to your name, and have approval from the estate agent to proceed with this. The estate agents say no students are allowed (not my doing) Council tax approx £190/mo Electrics/gas approx £/mo WiFi - we paid c.£20/mo for a year upfront with Sky In terms of furniture: flat comes with the wardrobe in each room. Everything else we bought and can be bought from us, ballpark around 1k for it all (minus my mattress which I paid 500 for and might keep). Can only be 2 people not 3 (says estate agents).
