3 rooms house of 27m² in London

My day is usually filled with tasks online, I manage a few businesses so I dont really sleep in the house and thats the reason i need someone to share with I have a black and white male cat named Royalty. The kitchen and bathroom with shower upstairs will be shared, there is a half bath downstairs. All transparency here, the tenant will have a semi furnished lower level to reside in for privacy with full access to the back entry (optional). There will be house etiquette rules. The garage is not available at the moment but driveway is shared (village sticker required). No pets allowed. No illegal activity. First month rent and deposit 700 to 800 due at move in.
