Also, the design and furnishing add a peaceful aura to the room, guaranteeing a goodnight sleep.Your night can be concluded in the wonderfully bright bedroom where you can sink into a king size bed which is fitted with hotel quality bed linen. While, a morning shower can be taken in the relaxing bathroom, a hand & bath towel will be provided for each guest.This space is also home to the dining area, which is the perfect spot to enjoy some yummy local dishes. You can also make delicious meals in our fully-equipped kitchen.Last but not least, towels and toiletries are provided in the modern, well-appointed bathroom so you can enjoy an energising shower in the morning, or a relaxing bath with toasty underfloor heating, at the end of your day.Parking: Free street parking is about 30 mins walk, or a quick bus journey. All the parking in the area is metered. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time, as this will cause disruption to my cleaner’s schedule.The full address will be provided prior to your check-in, together with the access details.Please note there will be a fee for lost keys, £100 and Please note that a fee of £50 will be charged for call-out if you forget the keys inside the flat. The full cost of lock replacement will be charged for lost keys - please be careful with them.A £100 will be applied for late checkout.We provide complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel and soap. Other items provided during your stay are a washing-up pack, toilet roll and kitchen roll. These should last a couple of days. If more is needed, there will be there a shop nearby if you need anything additional.We love our neighbours so please respect the building and be considerate when it comes to noise levels.From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.Here’s what guests should know:The levy is 5% of the accommodation cost, calculated before VATIt applies to the first 5 nights only of a stay(for example, if you stay 7 nights, the levy only applies to nights 1–5)The rate is 5% year-round, with no seasonal variationIt applies to stays from 24 July 2026 onwardsBookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026Why this may feel unclearAcross Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.Our commitment to guestsAs required from 1 October 2025, we are legally obligated to inform guests of this upcoming levy in advance.
