2 rooms flat of 41 m² in London

Hello! I am sadly moving for work and will need someone to take over my tenancy - we have 1 year on our current contract. A 2 1/2 bed house 5 mins walk from Streatham common station (Victoria 20mins / London Bridge 27mins / Balham 5mins). We have two large double bedrooms and a home office (small box room), a large garden - with shed, dining room, living room and separate kitchen. Plus bathroom with shower and bathtub. The house is full of character with front windows all replaced by the landlord last summer. We have been here for 4 years so far and have lived the area and house. We have a cat called Pudding, who roams the garden during the day and likes a snuggle and treats at night. J (F) is a teacher at a local school and usually out and about at the weekends doing something active.
