1 room flat of 45m² in London

I am heading abroad for three months during December January and February and I'm looking for a tenant to live in the flat while I'm away. Ideally someone will be able to move in on the 28th Nov and depart on the 28th Feb. The flat is a new build one-bed in a new development in Lewisham, with a balcony and the communal roof terrace on the 5th floor. It has underfloor heating, induction hob, modern appliances, and a sofa bed for guests. This sublet will include all bills aside from heating, and this is just an additional £30/month.
