Hello! Myself and my current flatmate are looking to replace ourselves in this existing tenancy due to job changes coming up for us both. The existing tenancy is 5 years long (with two years already almost served). Rent is fixed with £50 a year increases (so no unexpected increases!) and any incoming tenants can swap their names with new tenants for a fee of £50 in the same fashion we are doing now - in addition renters rights bill law changes later in the year will allow for 2 month notice periods to be served from end of this year/early 2026. The flat is spacious and in a quiet area off the back of a large detached house; - One large bathroom with bath & shower - Two bedrooms both with double beds; : One large bedroom : One smaller bedroom - Two large storage cupboards in the flat - Large kitchen with washing machine combo dryer, microwave, new fridge freezer, dishwasher, gas hob, electric oven & sink disposal unit built in. - Large living room with two sofas - Shared communal garden (fully maintained and very private) ideal in summer. - New boiler and heating systems with smart meters - Triple glazing in all windows (except bathroom) - Private parking for one car - Very quiet flat and neighbours, and able to keep windows open at night with no noise with flat surrounded by trees and greenery. Bills not included but are typically (for whole flat); - Energy £100 a month (average across year) - Water £30 a month - Council Tax (Wandsworth so lowest in the country!) £98 a month - Internet (fibre with 250mbps) £30 a month Total Bills: £258 a month (£129 each) We’re flexible in moving dates but looking for sometime in August.
